Between February 2023 and April 2025, the Los Angeles Housing Department (LAHD) received a staggering 210,901 eviction notices, reflecting the ongoing housing instability many Angelenos face. A closer look at the data shows that the overwhelming majority of these filings—94%—were due to non-payment of rent, underscoring the persistent financial struggles renters continue to endure across the city.
April 2025 alone saw 5,427 new notices filed, suggesting that the eviction crisis remains far from resolved. Even more telling is that 89% of these filings were paired with a 3-day notice to pay or quit, signaling a rapid escalation from missed rent payments to potential displacement. The average amount of rent owed across all notices was $3,987.85—a substantial sum that may represent multiple months of unpaid rent, late fees, or a reflection of rising rental costs in Los Angeles.
These numbers highlight the ongoing tension between landlords trying to recoup losses and tenants struggling to remain housed in one of the most expensive rental markets in the nation. While some support measures have expired or diminished post-pandemic, the data paints a clear picture: economic recovery has not reached all renters equally. The continued high volume of eviction filings suggests that many households remain one paycheck away from crisis. LAHD’s data underscores the need for targeted local and state-level responses, including rental assistance, legal aid, and sustainable housing policies to protect tenants and preserve housing stability in Los Angeles.
